Investment realized

Watson Hospitality Associates, Inc (WHA), the legacy company to Pharos Hospitality, developed, held and sold (in 2007) a 509-room portfolio of four Courtyard by Marriott hotels. The portfolio consisted of urban, secondary and tertiary market properties. Over the holding period, we achieved a 28% IRR and 4.4x Multiple on Invested Capital.

The $22.3M development, 181-room Uptown Charlotte Courtyard was the 3rd urban Courtyard in the United States,

and was built in 2001 on top of a 700 space parking garage. It was also the first air rights development in Charlotte.

We developed the 154-room Princeton Courtyard on land leased from Princeton University, selected expressly for the project by the Princeton University trustees.

Our 84-room Greenville, NC courtyard was the first Marriott product in the market, and as an urban downtown hotel is across from the East Carolina University Medical Center.

In conjunction with the city of Hampton, VA, our predecessor company developed a 171-room full service Radisson on the Hampton waterfront, and then owned and operated the hotel for the following decades.

Featuring a 100-slip marina, over 25,000 square feet of retail space (including 3 restaurants), 11,000 square feet of meeting space, a 320 space attached parking garage, and hosting the Hampton, VA Visitor’s Center, the hotel won 8 straight President’s Awards as one of the top 40 hotels from among the 350 hotel worldwide Radisson portfolio. During this period, our CEO served for 4 years on the Radisson Franchisee Executive Committee.

Public/Private Development

Our CEO was selected by the city of Norfolk, VA to plan and lead development of a 404-room downtown full service Marriott.

Completed in 1991, this $65 million public/private development also had a 505-space parking garage, and a 65,000 square feet of city-owned convention center, which was integrated with hotel meeting space.
